A second mortgage is a separate obligation
A home equity loan or HELOC generally adds a lien while the existing first mortgage remains in place. A loan may provide a lump sum; a line may permit draws during a defined period. Terms differ.
A cash-out refinance replaces the first mortgage
The new loan pays off the prior mortgage and may provide eligible cash after costs. Changing the rate on the entire balance can be materially different from adding a smaller second loan.
Compare costs and risk
Review variable rates, draw and repayment periods, fees, closing costs, maturity and the total payment across all liens. Borrowed equity is not free money. Default can put the property at risk, and consolidating unsecured debt can turn it into debt secured by the home.
