Start with the full household budget
A second home can support lifestyle goals while adding taxes, insurance, association dues, maintenance and financing obligations. Those costs continue even when the home is not in use.
Treat rental and co-ownership plans separately
Rental income is uncertain and may be restricted by local rules or association documents. Intended rental use can affect mortgage occupancy classification. Fractional or shared ownership is not automatically eligible for standard second-home financing.
Review long-term flexibility
Consider liquidity, retirement income, reserves, estate planning and the effect of pledging another property. Discuss financing with a mortgage professional and tax or legal questions with appropriate advisers.
