1. Credit history
Lenders review credit history and the credit model and score required by the program. Minimum criteria and lender overlays vary. A score alone does not establish eligibility.
2. Income
Qualification depends on eligible, documented income and its expected continuation. Salary, self-employment, retirement, rental income and other sources have different documentation rules. Alternative documentation programs also require underwriting.
3. Existing obligations
Debt-to-income and other affordability calculations depend on the loan program and documented obligations. There is no single ratio that qualifies a borrower for every product. Investment programs may apply a property cash-flow calculation instead.
4. Assets and reserves
Funds for down payment, closing costs and any required reserves must meet program requirements. Asset-based qualification and asset depletion use specific methods and do not treat every account at full value.
5. Down payment and loan size
Loan-to-value, conforming limits, mortgage insurance and assistance programs can affect the available structures. Geographic limits and program rules change. Ask for the requirements that apply to your property and application.
6. Property and intended use
Property type, condition, location and intended occupancy matter. A primary home, second home and investment property can follow different rules. Condominiums and construction projects may require additional reviews.
Confirm the current program
Conventional, FHA, VA, USDA, jumbo and specialized products have different requirements. Ask whether a specific product, including USDA, is currently available through Elliman Capital. This overview does not establish participation, eligibility or approval.
